Christmas lights in Stilwell.

Roofline lighting at $9 a foot, lights included. Installed, serviced, taken down in January and stored. About 30 minutes from our shop in Mission.

What a display in Stilwell usually looks like.

Stilwell is acreage. Houses sit well back from the road on three, five or ten acres, and the display has to work from the road, from the driveway and from the porch, because people see it in that order. Rooflines are long and often complex, with multiple gables, wide dormers and detached outbuildings. There are no close neighbors to bounce light off, so a Stilwell display either stands on its own or disappears into the dark. The trees are old and big, mostly oak, hedge and walnut along the fence lines. Wrapping two or three of them along the drive does more here than anywhere else in the county.

Christmas lights on a home — roofline lighting like we install in Stilwell, Kansas

What it costs to light a home in Stilwell.

$9 per foot of roofline. The roofline is the whole formula.

Most Stilwell houses are custom builds on acreage, either 1990s and 2000s two-stories or newer sprawling ranches. Front rooflines commonly run 200 to 300 feet once you count the gables, the wings and a three-car garage, which is $1,800 to $2,700 at $9 a foot. Larger estate homes go past that. The older farmhouses scattered between subdivisions are simpler and shorter, often 150 to 180 feet, or $1,350 to $1,620. Path lights at $8 per foot are the add-on that matters most in Stilwell, because the walk from a parked car to the door is long and unlit.

Where we work in Stilwell.

Metcalf Avenue and Mission Road carry most of the north-south traffic down here, with 175th and 199th Streets running east and west and State Line Road on the eastern edge. Addresses are far apart, so we route Stilwell by road rather than by neighborhood and try to book several houses on the same stretch for one trip. This is the far south end of our service area, roughly half an hour from the shop in Mission, so booking early gets you a better date.

  • Metcalf Avenue south of 175thAcreage lots and long drives set well back from the road.
  • 199th StreetOlder farmhouses mixed with newer custom builds on open ground.
  • Mission Road corridorWooded acreage with mature oak and walnut along the fence lines.
  • State Line RoadEastern edge of our area; large lots, no close neighbors.
  • Antioch RoadScattered subdivisions of two-story customs between open fields.
  • 175th StreetTransition ground where Overland Park's subdivisions give way to acreage.

Three things to know about lights in Stilwell.

The driveway is part of the display

A 300-foot drive with nothing on it wastes the best approach in the county. Wrapped trees at $150 each along the entry or path lights at $8 a foot give the house something to arrive at.

Long rooflines need a real measurement

Acreage homes almost always measure longer than owners expect, because side wings and detached garages are easy to forget. We measure the whole elevation from satellite imagery so the quoted number is the number.

Book Stilwell early in the season

This is the far edge of our area and we batch trips down here. Getting on the schedule in October gives you a wider choice of install dates than calling in the first week of December.

Questions from Stilwell.

Do you actually drive out to Stilwell for Christmas lights?

Yes. Stilwell is in Johnson County and inside our service area, about thirty minutes from our shop in Mission. We batch several Stilwell installs into the same trip, so booking in October or early November gives you more choice of dates than a December call would.

What does a Stilwell acreage home cost to light?

Front rooflines on Stilwell custom homes usually measure 200 to 300 feet, so $1,800 to $2,700 at $9 per foot. That includes our C9 lights, clip install, timer, repairs during the season, January takedown and storage. Driveway trees, path lighting and wreaths are quoted separately on top of the roofline.

Can you light the driveway and trees at a Stilwell property?

Yes, and on acreage it is usually the better spend. Wrapped trees are $150 each and path lights are $8 per foot. On a long unlit drive, three wrapped trees change the whole approach for less than fifty feet of extra roofline would. Send your address and we will price both options.

Will this damage my roof or gutters?

No. Plastic clips made for shingles and gutters. Nothing is stapled, nailed or screwed in, and nothing is left behind after takedown.

Do I have to take them down?

No. Takedown in January and storage are part of the $9 per foot. Next year is one text message.

Lights on. Hands off.
